AM Facilities & Codub Alliance completes the Asset Condition Survey and Asset Tagging of NNPC Towers, Abuja.

In July 2012, The Nigerian National Petroleum Corporation (NNPC) appointed Alpha Mead Facilities & Management Services Ltd (AM Facilities) as Consultants for the development of scope of work and cost estimate for the operation and comprehensive maintenance of Service Facilities at the NNPC Towers, Abuja (the headquarters of NNPC Group).

Part of the scope was the production of an asset register which entailed carrying out a visual non-intrusive asset condition survey of the Mechanical and Electrical assets. In addition, a building fabric survey checklist was employed to determine the general condition of the fabric.

The AlphaMead & Codub Technical Alliance was initiated to deliver this high profile project.
The AlphaMead-Codub Technical Alliance provided Consultancy Services to undertake asset survey of the assets and building fabric within the NNPC Towers. As part of the exercise, the alliance provided the following services:

  • A six-week programmed asset and building data report with their condition
  • An asset register for all Mechanical and Electrical assets
  • A register of all the different types of spaces with internal floor areas to aid FM tendering
  • Barcoding (tagging) of assets/equipment and locations
  • A primary defect report showing an outline scope of building systems upgrade works
  • An assessment of the current maintenance practice and standard of the building with the various systems.
  • Recommendations to improve and maintain high standards into the future on a more sustainable basis.

During the exercise, all the assets and individual room spaces were barcoded (tagged). The alliance carried out the survey using her “Quick Smart FM” application, which was configured specifically for NNPC. The engineers used the industry approved Motorola MC55 hand held PDAs to do the asset collection, which eliminated the need for paperwork in most cases resulting in huge time savings.

The entire project was completed within six weeks.

The end result is that NNPC now have a detailed and accurate asset register with the condition of each asset including recommendations on how to rectify the defects identified.

In addition, the general state of the walls, windows, floors and sanitary fittings were highlighted with recommendations for improvement.
